She has experience representing organizations in all aspects of real estate and/or affordable housing development, from site acquisition to financing and through closing. Shahrzad has worked with various governmental agencies at the local, state, and federal level, traditional lending institutions, and nonprofits to structure the business transaction and draft legal documentation for affordable housing ventures.
She has represented nonprofits as developer and co-developer participants in the affordable transaction and advised nonprofits on tax, organizational, and other considerations incidental to the affordable transaction. She has counseled on nonprofit asset protection and subsidiary/affiliate and foundations/supporting organization formation to assist nonprofits with long term planning strategies.
Shahrzad is also well-versed in both real estate and nonprofit business development, including public/private partnerships, state and local administrative law matters, construction document drafting, housing tax credit, bond, and other affordable housing financing and general nonprofit tax and corporate governance matters. She has served as corporate counsel to nonprofit agencies on day-to-day board governance and other financial, operational, and tax exempt matters. She is founder and former director of the Florida Community Development Legal Project focusing on representation of qualified nonprofits and small businesses engaged in economic development activities.
