Development and Acquisitions

  • Representation of developer in the development of a 190-unit multifamily project in Atlanta, Georgia, including acquisition of the development and the $32 million construction loan financing.
  • Representation of purchaser in $34 million acquisition of office buildings in California.
  • Representation of developer in development of a 375-unit multifamily and mixed-use project in Houston, Texas, including condominium regime and the $130 million construction loan financing.
  • Representation of developer in development of 328-unit multifamily project in Atlanta, Georgia, including a mixed-use condominium with a hotel tower, from every step of the development process, including the land acquisition with a ground lease with the local governmental development authority with a bond for tax abatement, drafting and negotiating the development agreement between the hotel and multifamily projects for a shared parking garage and amenities, and addressing construction issues with crane swing agreements and relocating easements.

Leasing

  • Represented NRG Energy, Inc. in sublease from Shell Oil Company of over 431,000 square feet of office space at One Shell Plaza in downtown Houston, Texas. The transaction included four buildings and seven interrelated agreements and is one of the largest subleases in the history of Houston. This project was also the recipient of the Houston Business Journal’s Landmark Award 2018 for Project Lease.
  • Representation of landlord in 190,000 square foot lease to an international law firm in a Class A office building in the Central Business District of Houston, Texas.
  • Representation of tenant in complex ground lease negotiation with Stanford University in the Stanford Research Park for an amended and restated ground lease dating back over fifty years, and the subsequent disposition of the property and assignment of the ground lease.
  • Representation of landlord in lease for approximately 200,000 square foot build-to-suit office building.
  • Represented property owner in numerous retail leases and operating assistance for an urban retail shopping center in a historic location, including with national retailers.
  • Representation of property owner in leasing of numerous office leases in over 450,000 square foot office building in Houston, Texas
  • Representation of property owner in leasing of retail and office leases, including operational matters, in over 1.3 million square foot building Houston, Texas
  • Representation of REIT retail center landlord in negotiation and leasing of national tenants in Missouri, Virginia, Kentucky, and Florida
