We help clients

We offer comprehensive services to our affordable housing clients including forming and structuring relationships to accomplish affordable housing transactions and identifying, negotiating, and closing the most advantageous equity, grant, and construction-to-permanent debt financing options.

To ensure our clients get the best deals possible, we meticulously analyze the numbers and returns behind each deal. We also review and submit applications for all types of financing and obtain necessary approvals for regulatory compliance. Acquiring vacant land and existing projects to develop affordable housing, coordinating all closing requirements, and understanding the intricacies of affordable housing deal structures are tasks we excel at. Additionally, we negotiate purchase and sale agreements for existing housing and large portfolios of housing, as well as acquire and sell interests in entities that own affordable housing.

Our capabilities extend to structuring assisted living tax credit transactions and obtaining governmental approvals for tax-exempt bond financings. We dovetail layers of subsidies and governmental programs such as the low income housing credit and the historic tax credit to maximize benefits for our clients. We also skillfully negotiate and close new market tax credit deals.

Our services also include drafting and negotiating development and co-development agreements, obtaining land entitlements, assisting with permitting requirements and governmental impact, securing tax exemptions, abatements, and payments in lieu of taxes, and addressing complex financing and tax issues.

Our experience extends to developing housing for specialized groups like veterans, developmentally disabled individuals, the homeless, farmworkers, fishing workers, and the elderly. Additionally, we find and negotiate joint ventures with non-profits and develop student housing.
